Get the Most of Your Photo Shoot with these Inside Tips

We want you to get the most out of your photo shoot with us!

So we are sharing some inside tips.

Check out this checklist for a great photo shoot!

Plan ahead and schedule at least a week in advance! Our schedule fills up fast in the busy season (March through September). Sometimes we can be a full week out for our next available appointment. Mondays are our busiest days!
Place your order online! We get busy and make mistakes so it’s best if we have all of the info in writing!
Have a backup plan for bad weather. We can’t photograph the exterior of a home in the rain.
Review our “ Preparing your home for Professional Photography ” with you seller so they know your expectations for great photos and what to do prior to our arrival!
Have your seller corral their pets prior to our arrival. Safe places to keep pets are in the garage or unfinished areas of the basement. Better yet, have the seller take the pets for a ride while we are there! This is great practice for showings!
Communication is key! Let your photographer know in advance if there are areas of the home that you want special attention. Remember, we typically do not photograph unfinished areas like basements and garages or the inside of closets so let us know if you want pictures of these areas. It’s also helpful to comment if there is a finished basement or attic. Tell us a little about the home – square feet, # of bedrooms/baths, farmette, acreage or McMansion - so we schedule enough time.
Encourage the seller (and the entire family) to get out of the house for the photo shoot. If the family is away during the shoot, it goes much faster and is less stressful for everyone! Also with Covid concerns, less contact is best!
For the best results, attend the photography session! We would love to see you! It’s easier to tell you to get rid of something than the seller who loves their home (and their stuff). Arrive a few minutes early and make sure the seller did their homework, get the lights on and ceiling fans off.
Set the expectations with your seller that we will be in the home about 30 minutes or less (not the entire afternoon). To help avoid price increases, it’s important that the house is ready.
Traffic and accidents happen! We do our best to be prompt but we sometimes will arrive a little early or a little later than our appointment. We will text the agent if our schedule changes.
Kindly give plenty of notice (at least 24 hours hours, preferably 48 hours) if you need to cancel or reschedule. We try to avoid charging cancellation fees.
Try to be flexible if we call and ask to adjust your scheduled time. We try to avoid downtime in the middle of the day due to last minute cancellations.

Clean mirrors and reflective surfaces

Remove large personal photographs
Turn on all lights
Turn off all ceiling fans - fans cannot be moving
Remove all small rugs
Gather or hide cords and wires
Hide / remove all garbage cans, waste baskets and recycle bins

Replace burned out bulbs - be sure all bulbs are the same color

KITCHEN

Clear countertop!

Straighten / push in all dining chairs

Facebook recently changed its targeting options to prevent discrimination in housing, employment, and credit advertising, so you can no longer target your audience based on age, gender, zip code or other similar categories when running ads in these areas.

We wanted to give you a few tips, tricks and different ideas for Facebook Ads you can create that may help you get to your target audience a little easier! Here are a few campaign ideas!

BRAND AWARENESS Get your name out there with ongoing brand recognition in your community – similar to a digital yard sign! Running Facebook ads in the same neighborhoods as your traditional marketing can create awareness, build trust, and most importantly, increase leads! MARKET A LISTING

Since Facebook changed its targeting options to prevent discrimination in housing advertising, it has made it extremely difficult to market real estate listings. As a result, you can no longer target your audience based on age, gender, zip code, income levels, and other similar categories. Marketing a housing opportunity or real estate listing is now considered in the "Special Ad Category". So now you can only target by target by areas, behaviors and interests of users.

Here is where things get a little tricky....

This will automatically set the search parameters so that they align with Facebook’s anti-discrimination policy so the Age is set to '18-65+' and Gender is set to 'All'. However you will still be able to set your location.

Pro Tip: Choosing a more precise location and utilizing your Facebook Tacking Pixel can go a long way with an already restricted reach! This targeted audience will already be familiar with the area and / or your brand!

Do your Facebook Ads keep getting REJECTED?!

Optimizing Facebook Ads can be tricky for anyone, but even more so for real estate agents with the list of restrictions when it comes to housing ads. Most realtors are still not using effective Facebook ad campaign strategies with Facebook's regulations and rules when is comes to real estate advertising and nothing is more frustrating than getting that "Your Ad Was Rejected" email!

If your Ads keep getting rejected

here are a few possible reasons why!

- “Your ad contains too much text.” - Facebook recommends using images that 20% or less of the graphic / video contains text.

- “This ad can’t ask a question or make an assumption about a user’s personal attributes.” -

Ads should not contain text that insinuates something about a users’ personal attributes, especially related to religion, age, race, ethnic origin or financial status.

- “Update Website URL(s)“ - Make sure you have a working URL for your call to action. Facebook will reject your ad if your URL isn’t working, or if it brings them to an inaccurate website that does not have anything to do with the ad.

- “Become authorized to run this type of ad”

- Are you authorized to run ads under the 'Special Ad Category'? This category of campaigns has some limited audience targeting options.

From Facebook, Referring to Ads about credit, employment or housing opportunities:

"Certain targeting options aren't available for ads in special categories; this includes Lookalike Audiences. However, to help you reach people who may be interested in your ad, you can create a Special Ad Audience, which will create an audience based on similarities in online behavior and activity but that does not use certain categories, including age, gender, ZIP code or other similar categories."

Add the fact that mulches come in a multitude of colors and you have given mulch a design element that wasn’t original to its real purpose.

Ultimately, mulch is meant to keep moisture in and weeds out. The very nature of mulch is to decompose, break down, deteriorate and feed nutrients to the landscape of the home’s garden. Mulch will need to be reapplied about twice per year and cost approximately $3 per cubic feet.

For much less money per application, photoshop is a quick and easy way to technologically and visually cover a multitude of sins. When it comes to Real Estate marketing, however, photoshop is limited in what it can and cannot do. NAR rules govern that it not be used to the extent of false advertising. Certainly, a property can be digitally staged to spark the imagination of a buyer.

Ultimately, photoshop is meant to enhance the true nature of a seller’s property. Ideally, the professional photographs are taken to bring the serious buyers in and to keep the uninterested out.
